Problem solved: valves
replacement of the original part. My 12 year old valve was leaking at a lower pressure than the calculated valve. Valve changed no more leaks. 15 min work. Just remember to release the pressure and make sure the water isn't hot. Otherwise you will be splashed with hot water when removing the valve!
