Excellent seal. Our Mini only leaked with factory-applied silicone sealant. At the age of 7 years and 98,576 miles, this would result in smoke of oil seeping out of the exhaust pipe and a burnt oil smell in the cabin. BMW charged $650 for it. We did it for less than $100.
