My sister lives in a cottage that is about 320 square feet. It used to be heated with an electric baseboard and had no air conditioning. I installed this unit and it does an excellent job of cooling and heating. By using it all winter, I reduced my heating bill by about $100 a month, so I assume it will pay for itself in the long run. It's not very good at removing moisture. The inverter on this unit spins up to 4400 BTUs, but that's clearly not enough to keep the compressor running. If you are looking for moisture control, you should check your size. We bought the 12k unit because it was cheaper back then and we wanted it mainly for the heat.
