Adhesive Peel Up, a year later

My initial opinion of this product was very positive. This has certainly prevented my elderly dog from slipping on the stairs for the past year. But about a month ago, 11 months after installation, I noticed that most of the strips were peeling off and curling up at the ends. My preparation was very good: I painted a concrete staircase with latex facade paint. The steps were thoroughly cleaned and dried prior to stripping. These are very flat steps with no texture. I used a roller to press each strip firmly against the surface, paying more attention to the edges. They looked very good and performed very well, but only for a year. Let me add: It's the adhesive on the back of the tape that failed, NOT THE PAINT ON MY STEPS, which adheres well to the concrete. Like I said it's been an amazing year and I don't want a negative review but I wish the steps took longer. PS: It's in Southern California where it rains very little but gets pretty hot in the summer. Next time I'll pay a little more for a 3m product!
