instantaneous water heater installed. My water pressure was 95 psi. The City of Phoenix has been messing with the wires near my property. Turn the network on and off several times a week. My old-fashioned tank heater burst. I bought a simple water pressure gauge that attaches to a hose bib. Was shocked to find 95psi water pressure. The instructions for the water heater I bought recommend limiting the pressure to 45psi. I know my neighbor paid $600 to have a plumber install a regulator. Bought it, made it yourself in a few minutes. Also, since I had everything cut out, I attached a new high quality bib. Highly recommended . Easy DIY project
