This item is well made and relatively easy to install even if you try to place it in the same spot as the previous heated towel rail. Heats up, switch works, can be controlled via X-10 remote or a properly grounded timer. The problem is that the bulk of the towel doesn't hold very much heat! It's not the device issue that comes into play, it's thermodynamics. Less weight (towels or bathrobes etc.) leads to a faster cooling of the towel. For me it barely lasts long enough to dry completely without basking in the warmth of a terry towel. The heated towel rail is usually turned on at least an hour before use. Same result! I am not disappointed with the quality of the product but with the practicality of the towel's heat retention capacity. If I had bought a floor model they would have returned it. Now it needs too much repair to hide the attachment points!
