They're a bit like spandex, so they were pretty tight after the jump. My daughter is a true 3t (not chubby, very athletic) and when we got her she fit like a leotard. After stretching, she fit normally but still seemed to show through her stomach as she moved and played. We washed it, no shrinkage but it's back to how it was when we first got it. The material is quite flexible, so we stretched it again and everything was fine. I would suggest going up the next size especially if you have to wear them often like we do.
