My house has over solid virgin pine floors laid over a century ago. The floors used to be treated with tung oil and I keep the tradition going. Polyurethane is too shiny for a historic home. Because the coating is oily, it can be cleaned with water, but not with an oil-dissolving detergent. I oiled her ten years ago. Various well-meaning cleaners have occasionally used Murphy's Oil soap or other cleaning agents over the years and the finish has had to be restored. I washed the floor thoroughly with water and used the detergent on the stained parts. After letting the floor dry completely, I re-greased it with a mixture of mineral spirits and tung oil. For very thick floors, I used 2 parts mineral spirits and 1 part Hope Tung Oil. I pour the mixture onto the floor and rub it into the wood with an absorbent cloth, like an old washcloth. Invades in minutes. In some places where the wood is softer, more mixture may be required. I spread it around leaving a thin surface layer. It should be absorbed in about 40 minutes. Finally, I take an old towel and pick up the unabsorbed oil. Otherwise glue will remain. If your floors are new and the texture is less dense, it may be better to use a 1:1 ratio. White spirit penetrates the pores of the wood and extracts the oils from it. More porous woods require an oilier mix to penetrate deeper into the fiber structure. To determine how long it takes for the mixture to soak. If it soaks in within five minutes, you need a thicker mixture. Within 224 hours the perfume has evaporated and it looks like new again. If that sounds too complicated to you, use poly. But I love the warm glow of an oil finish.
