I found this product to be easy to install. I did the kitchen and bathroom myself, by the way. My husband was thrilled that I was able to do this without lifting a finger. It was my first time but once I started it was a breeze.Swept and mopped the floor really well, let it dry etc. Then measured and pre-lined my sample plan to get an idea of what it should look like before actually laying each tile I also wanted to see if I could make a smaller black and white checker template with one for each tick color or a larger checker template with 4 per checker square. I ended up taking a big picture. It looks amazing. I really like it. Initially I was dealing with an old, outdated, dirty, worn floor. It was wi e this stunning look, like the old floor in the classroom. Well I couldn't take it anymore. As this is a lease we are moving in until next year when we buy our house. I didn't want to spend a lot of money so I chose the best deal I could find and stumbled upon it. I bought 4 white and 3 black boxes that I still have. They cost about $10 and change each time. Which covered my entire kitchen with just over 100 12x12 inch tiles each. I also bought gray wood accent tiles and completed my bathroom with a box and a half. Each contains 20 tiles per box. The gray and white tiles arrived in a few days while the black tiles took around 3 weeks which was my only delay and complaint. But everything ended well and met my expectations. The only advice I would suggest is to lay on a flat, cleaned surface (I applied it directly to the existing tiles) to level very well, getting each tile as close as possible and one at a time to level. There are times when you put it down and then notice that it's slightly misaligned, which might not be too obvious at the time, but if you put most of them down and get up to look at them, it becomes more obvious. It's not hard to fix if you fix it right away. I was able to lift and smooth it and then reapply it. BUT, if you push it back and push it back too hard, it won't stick either. Once you're done, it will start to rise off the surface a bit. I noticed it in the toilet about a week later. However, it was only the one I remember picking up and returning a few times. Besides, I have no problem with other times. I just put glue underneath and haven't had any problems with it since. I have also applied silicone caulk to the edges throughout the bathroom and I will be doing the same in the kitchen so nothing gets under the edges. Crumbs, liquids, etc. They seem to wipe off easily. I even had to drag my dining table across the tiles and was a bit skeptical but no big deal! No scuffs, no scratches, no movement of either; Mind you, my solid wood table is a bit heavy and it only took me a few minutes to finish this part of the kitchen. So if you're a little in doubt. I'm just giving my honest review and experience. I'm glad I bought it and have no complaints or regrets. My bathroom is going for 2 months and the kitchen for about 2 weeks. thank you for reading
