This is an exact replacement for this product. I think the only reason mine failed prematurely was because I hooked up a motion sensor to the circuit. The quality of the motion detector was not up to my best expectations, which could result in the element turning on with numerous short cycles. I installed a new one and removed the motion detector so now I expect this item to last for many years. Ease of installation. Just cut off any extra cables you don't really need to make your installation look more professional! Many thanks to Revain for providing this article!
