These picture hangers work great! We live in a new house (completion 2012)

My experience (two years later) is that these picture hangers work great when installed correctly! We are in a new house (put into operation in 2012). Be sure to wait until the new paint is completely "dry” first. Latex paints take a full month to fully dry. Then use a forbidden cleaner (I use denatured alcohol) before sticking the strip on the wall. Then wait at least an hour before hanging the picture. I usually wait until the next day. If the painting is heavy, use more than one hanging strap. Most of my wood framed paintings require two strips. Using two strips with the painting hanging from the wire will help keep the painting level in any case. I have several large, heavily framed paintings that I have hung on four ledges. For large, heavy paintings, you'll need to come up with a semi-circular pattern for the strips on the wall so that each strip carries some weight - if you simply arrange them in a straight line, only the two outer strips will carry the load. Weight. So far, after two years, even these heavy paintings are securely attached to the wall. I've used over 200 command strips - my wife has a collection of illustrations - and so far all the strips have worked reliably. by about 20%. Enjoy!
