Poor quality binding

The binding was brittle and cracked. With every turn, the odds of the page falling all the way out of the book increased! The front page is nice (that's why I ordered it) and it was important to me that there was a "Remarks" column and not an "Address" column. I paid a steep price for this bound book and was very disappointed with the quality.
