Fast and easy update.
Replacing the fan and motor assembly was much easier than replacing the entire fan assembly and was much cheaper. The motor and fan came in a metal case, as one piece. It took me 20 minutes to take the old one out and put the new one in. It made a big difference how quickly he cleared the steam from the shower. The mirror no longer fogs up and it only cost me $35.
