Works beautifully but requires 2 applications. The manufacturer's instructions say to leave it on the treated surface for 10 minutes before rinsing). The first one (left for 20 minutes) removed 80% of the very bad mold and algae that had eaten into the masonry of my Japanese lantern in 10 years! The second application (left there for 3 hours) was 99% removed: see photo. The only thing you need to be careful of is to protect yourself (eyes, skin, clothing, breath) and surrounding vegetation as this is a bleach based product. I will apply elastomeric paint: 2 coats is a must. . My mistake 10 years ago was applying acrylic paint without a sealer. Because of this, mold can form when moisture penetrates the masonry. This time it will be 2 thick coats of elastomeric paint and no sealer is required as I consulted a paint expert from Behr and he confirmed their elastomeric paint is mold and mildew resistant.
