I use this tile cleaner and it works wonders. Protects grout touched up first with colored grout and then applied a coat or two over everything. Before use, the tile must also be cleaned. Once and done works well for that. The floor looks great (like new, but not recommended). The floor doesn't get as dirty as it used to, so I can clean up between spring cleaning, maybe once a year. I love this product and have been using it for at least 5 years with no problems. I apply it to my hands and knees with a soft cloth.
