UPDATE. That doesn't change my rating. Just wanted to share that for my situation I used about 2/3 of a tube. It was about 60 running inches. And apparently I didn't use enough. I notice that a corner has loosened after about a week. As a result of the opening, the rest of the product was hardened near the hole and therefore it was tedious to move it out of the way to get at the good material. But I managed to reattach the corner and I wanted to share that you shouldn't be too stingy when using this material. Especially in the corners! This stuff worked incredibly well. No problems getting out of the tube or getting old as others have noted. I used it to replace the gasket on my 10 year old Lopi Revere insert and it was a pretty easy job to follow the instructions. Very satisfied.
