works great. BUT when installing, the bottom screw broke during installation. Luckily I was able to easily remove it with pliers. I just reused the old screws (which had rust) and was able to install them. My problem is if I overtightened it and the screw broke then it's my fault. But it shouldn't have been so easy to pull it off with pliers when he tightened it. It's been about 1-1/2 months and it's working great. If I ever need to replace it again I will do so after seeing how long these bad boys last.
