My outdoor terracotta tiles were dry, dirty and dusty. I cleaned the tiles with bleach and a Lowe's patio brush. Allow to dry and then use with a pump sprayer (like those used for insecticides). It took less than an hour to dry. The second coat I sprayed with a sponge squeegee which helped coat the tile evenly. One bottle covered about 20 feet by 8 feet in about 2-3 layers. I ordered another bottle as some spots need more coverage. The glaze is reminiscent of the wax I used on my hardwood floors. I am very satisfied with this product.
