Hot Water Heater Leaking on Van

Safety valve was leaking when the water heater was almost up to temperature. Said it was common when there was no air pocket left at the top of the water heater. I don't know how true that is as it took 12 years. Installed a new safety valve and everything works great. The old valve seat has corroded over the years. It's a little difficult to bite off the valve for disassembly and installation. Use a large wrench to attach it to the side and another wrench to turn the master key. With careful handling everything worked perfectly. Relief valves seem to have a finite lifespan, as mine does. 12 years of service.
