Sounds good. The rubber appeared to be a great all-weather compound. Follow the directions for the T. First of all - even after cleaning the chains with a wire brush and lubricating the rubber and chains - the rubber grommet doesn't move more than about 2 feet before resistance becomes too great. (My particular door is small - 8ft, opening in my barn). So I did what I was afraid to do. I unhooked the springs, removed the bottom of the gate and its rollers, took the whole thing into the garage to concentrate on installing the grommet. The seal was supplied, but I used oil as a lubricant. Dish soap just didn't help. After finally getting the seal all the way, I used 2 "wide" pieces of tape to "loop" through the seal from the front of the door to the back of the door - every foot or so - to ensure a seal. stayed in place.Then I finished the arduous task of reinstalling the panel on the door, its pulleys, connecting cords and springs and got ready.It was a hell of a job to do it on my own even though the door was only 8ft (and luckily fiberglass) which made them light in comparison.For adjustment - with the door open about 5ft off the ground - the seal fell out of the guide right in front of my eyes.The front chain seemed to hold but the rear end fell I kept putting it back - totally PITA - but I was so hoping that somehow it would "grab" and hold in. By pushing the seal back into the track and sliding along the edge, the seal became sealed ung again set and supported by gentle pressing from below, the edge of the seal seemed to rest against the aluminum rail until it was released, which allowed it to be released again and dragged out of the track to the last foot of the seal. I worked on it so long and hard that I couldn't believe it just "failed". The amount of work was enormous for such a well advertised product. I only wrote this review in hopes of helping someone else avoid the same huge disappointment of wasted almost 4 hours and expense. I bought this kit last November and it is now May. Only now having found the time to install it (after so many months) I can't try to get it back. I was just looking to order to make sure I would never trust this brand again. If others didn't have problems, good for them. But this is the worst experience of replacing seals I have ever had. And I replaced the same gasket before. And last time it wasn't so bad. Someone needs to make a bar that attaches to the underside of the door with the gasket already in place - with a design that doesn't require removing the gasket from the track to attach it. There is no excuse for doing such a tedious task of maintaining the seal every time.
