The purchase brought only positive emotions.

All shortcomings solved in one fell swoop! Now notifications come with a maximum delay of 2 seconds - everything is solved by deleting the Mi Home application!
For many years, the Orange Pi PC + mini PC was lying around idle - I installed Armbian + Python 3.9+ Home assistant (HASS) on it. Set up automation with sending notifications to Telegram! That's it, the security system with an instant response to events is ready.

Pros

Cool Zigbee technology, autonomy for more than a year, it ALWAYS works (but there is a bold but), Works with the YTC4044GL gateway (MI gateway 3)

Cons

For installation in hard-to-reach places, you need to collect fasteners to get it. And the most important drawback that crosses out all the advantages is the inability to receive actual push notifications from the sensor in the MI HOME application - why then spend money on this system, if it is simply impossible to use it as a security system, messages arrive on time only at night after 22:00 (selected region 2022) No display of battery remaining in the Mi Home app
