Unstable speed near router, will return

I bought this used I had several points in my two story house of 1700 square meters. Feet that didn't get a good signal. The good news is that I can now get a good signal anywhere with them. Unfortunately, when running speed tests on my devices, I can run the speed test multiple times in a row on the same device in the same location and get wildly different results. My internet is 100 Mbps (not lightning fast) and with my old router I consistently hit full 100 Mbps speeds in most rooms in speed tests. With them I can sit directly at the router and get speeds of 20, 70, sometimes even less than 1 MBit/s. I usually get 100mbps after a few speed tests. Rebooting the router sometimes helps, but when I stream 4k videos on my TV the tones skip a few times during an episode and it drives me crazy. When they need to run at much faster speeds in a much larger home, there's no reason performance should be so inconsistent. I'm using the latest firmware and I think I have bad units. Edit: Added images that show a lot of variability. Screenshots from MacBook Pro, iPhone and AppleTV. You can see Apple TV and ASUS side by side. There are currently no other devices using my network and you can see that the laptop has a strong signal and low noise if you know these numbers. I ran the same tests on two other routers, and while the top speeds weren't as high, they were more stable and didn't drop nearly as quickly. Oddly, disabling the mesh node gave the best speeds, and I even tried resetting them and swapping which ASUS was the router and which mesh node. The same problems.
