UPDATE May 2020 - I replaced these last year and loved it. Just turned on the water for the season and it's flowing again! It doesn't have to be a renovation every year! Very disappointed now - let's go back to the pipe to see if the rod itself could be part of the problem. This worked great and I only considered this option after realizing that replacing the entire antifreeze assembly was not an option due to lack of accessibility from the basement. This set has everything you need and more, which is a bit of a hassle. There is a lot of extra detail so figuring out which washers and gaskets to use was harder than it should be as the YouTube video didn't show exact details. YOU MUST 100% identify the make and model you are replacing to ensure it is the right kit for you (I had a Mansfield 300). However, once you've done that, you have everything you need to fix a leaking pipe (unless you also need to replace the handle - you'll need to order that separately). Great solution and cheap price!
