Expensive for a lot of money. I spent 60.00 for 2 and had to make 2 applications. When I did that, the effect was perfect. Although a lot of waste. If you spray a little on the tile, not just on the grout. Otherwise it smells nice, definitely not toxic. I wish it came with a WD40 straightener for less waste.

Read directions and apply as directed to avoid staining and mold growth on our grout which wears out during the winter months appear. However, it doesn't appear to be very effective for sealing mortar and forming a protective barrier. I've noticed a slight slowdown in mold growth, but the waterproof barrier isn't as strong as I expected. It is difficult to find an environmentally friendly, effective product.

Instructions followed but mold returned. The manufacturer saw my initial evaluation of this product and worked with me to develop a strategy that would result in a final satisfactory solution. After I manually cleaned the tile floor with a Comet, the manufacturer sent me an extra bottle of Seal it Green Extreme Sealer. It's been three weeks since we applied and we still have no mold. I recommend the product and customer support for their help, perseverance and excellent work.

This sealant is amazing. No strong chemical odor like other sealants that require a gas mask to apply. It does NOT change the color of the tile, I can't believe it! It is very easy to apply and there is no mess. I sprayed it on a sponge and rubbed it into the tile. Does not smear and absorbs quickly within minutes. It definitely works. We have used this product to seal joints that have never been sealed. We chose it because it is not toxic to us or our pets.
