Includes all parts, o-rings and grease. I'm still not sure why these parts are so expensive, but I think it is what it is. To get the job done, it gave me what I needed to get the job done

Worked great and was just what I needed. The only reason I gave it 4 stars was the price, very expensive for just a few pieces of plastic and rubber, and the fact that a whole new valve costs about $40 more.

All parts easily replaced current components. Before replacing, it's worth checking how your current parts are in the system, as the instructions aren't as clear as they could be. The only detail I initially missed was the red washer that fits onto the diaphragm assembly. Overall very pleased that we managed to avoid a service call with no leaks and a passed backflow test.
