Easy to replace but should last more than a few years

This is a replacement for the discontinued BR4 valve. Replacing an identical valve with a double fitting is half an hour's work. Watch a few YouTube videos to see the process. This becomes much more difficult when you have to cut and solder the pipe. You can also buy repair kits for these valves. They're not much cheaper than a new valve, but if your installation requires cutting and soldering replacement tubing, a rebuild kit is a better option and can be installed without removing the valve. This is the third valve in 13 years. old house so I doubt durability. Replacement was required both times after the county replaced the water meter on the street. Not sure if this is a coincidence or not. I noticed that the pressure in the shower dropped noticeably when another family member flushed the toilet. This has never happened before. Place my pressure gauge on the front hose bib. It was 100# when nothing was running (too high) and dropped to 40# when the kitchen faucet was on (too low). This indicates a defective valve. Factory setting: 50#. There are many opinions as to what is optimal, but this is too small for a large house with many fixtures. After installation I've settled on 60# and see no drop on my meter with a couple of taps open like it should be. To do this job properly, you need a pressure gauge, which you can buy here for less than $10 or at any large store in the plumbing or irrigation department. a sump/washer for the input side, while this one has only one washer. I cleaned and reused the old one.
