This flange will not fit under the existing PVC toilet flange as advertised, only from the top. Definitely requires anchoring to a sub-floor/concrete slab. Defeat the entire purpose of this type of flange repair.

The reason I chose this flange over a cheaper flange is because it's stainless steel. When I received it it was stronger than I thought it would be. Very happy with the purchase. You must remove the old rusty flange before you can install this flange. I used a dremel with a cutting wheel to remove the old flange.
