I have sold my house and the buyers rightly wanted to see the house. The examiner decided to pull the lever on the pressure relief valve, which worked fine even though the sump under the pressure relief line was completely dry. It started dripping immediately, albeit slowly. I ordered a new relief valve and when it arrived I set the temperature control on the water heater to the "vacation" position, closed the cold water inlet valve and drained about 6 gallons from the water heater. After removing the drip tube and slowly turning the old safety valve until no more steam or liquid water came out, the old safety valve was removed. A new safety valve was immediately installed and the drip tube replaced. After turning the water back on and setting the dial to a warm temperature, the water heater lit up and showed no signs of leaks. I was certain that the inspector was the cause of the problem when, just before closing time, the agent asked me to go down to the basement to check the water heater. If you are inexperienced with plumbing, I would suggest turning off the water heater completely and waiting for the water to cool significantly.
